I just remember you kind of jumped at one of the first offers and didn't feel like messing with it any longer. I get not wanting to show your house and deal with all that but you're in a different situation now. People are still throwing money around like crazy buying houses now. I'm not sure why you're having to put anything towards closing.

Not sure if I'd come out ahead or behind, but it would be close. Right now my obligations are $2300 at closing, plus 2.5% realtor fee.

If all this is negated and I use a listing agent, I'll have to pay 6% realtor fee and I'm not positive I can make up the difference on the price of the house--I feel like selling price on the current contract is near the top of market value, but I've been wrong before...Also, August was a lot better time to be showing than December? I could be wrong about that too.

Tough call to pick the best of this group, my list would be a lot longer.
You should come to the next meet opportunity and find out just how solidly good these guys here are.
You’re probably right, only basis I have are from posts that I‘ve seen obviously.
Thanks for the meeting offer but I’ve been through that and some southern stuff doesn’t sit well with me (yes I know we’re in the south, I’ve been here on/off since 1990, but some ignorant shit I will never embrace)
There are multiple reasons I won’t make the effort. I don’t like envious people, I don’t like and don’t have time for bullshit inferiority or superiority complexes. Some might think I’m stubborn or strange or weird especially since I spend 1/4-1/3 of my time overseas and so I’m able to evaluate things at a different level and I don’t do well with local conformist bullshit, whatever it might be.
I have friends, family and employees at various levels of education, income, intelligence, etc. but to me a good person is not defined by any of those. There are good people and complete assholes at all levels, and those can change quickly based on different factors, needs and expectations.
We all gauge and assess things differently. That’s the conflict.

August is better than December

Did you get an appraisal?

I got an appraisal bc I was going to refinance, opportunities arose so the refi didn't make sense anymore. Spent money on the house making repairs/upgrades. Original appraisal=$175K, listed for $185K, under contract for $180K. The house had to appraise for at least the selling price, which it did. I just don't know what the new appraisal came back at or if they just needed to verify it was worth the selling price. The comps around me were $177K-$195K, so I knew I was ballpark.
